Aspyre Rock Creek

Location: Fort Collins, Colorado
Project: Memory Care Community Campus

Aspyre at Rock Creek is a 64 bed Memory Care Community situated on a little more than 3 acres at the Harmony Technology Park campuses in Fort Collins, Colorado.  This memory care campus is designed to orient the main entry toward a south facing, Rock Creek Drive frontage and utilizes berming and landscape buffers along Ziegler Road.  Design Structures, along with Vista Pointe Development retained JR Engineering to perform master storm drainage analyses, land surveying and platting, and site design engineering including: precise grading, drainage and erosion control reports, horizontal control plans, sanitary sewer, water and storm drainage pipe designs.  As engineer and survey of record on this project, JR was able to create a comprehensive, fully ADA Accessible campus.  Incorporating permeable concrete pavers, subtle ponds and berms, JR’s design sought to soften the landscape for more serene family walking on-site.  With many swales, basins and ponds, this site was designed to incorporate Low Impact Design/Development (LID) facilities into the grading and landscape plans, which complies with the Best Management Practices (BMP) sustainability measures currently being required by the City of Fort Collins.

JR Engineering stayed onboard for the developer, performing construction support services, wherein we were able to guide the contractors through specifications not normally encountered; such as sand filters, interior courtyards and a series of connected detention ponds.  Ultimately JR closed out construction by working with the developer and City of Fort Collins to survey the as-built conditions of all of the grading and drainage areas on-site, to provide drainage certifications to the City and proof of on-site improvements for the funding institution.
